Maine Bureau of Insurance Issues Guidance on Insurers’ Use of Aerial Imagery for Homeowners Policies

ME| The Maine Bureau of Insurance issued Bulletin 483 to address concerns regarding homeowners insurers’ use of aerial imagery in nonrenewal determinations. While aerial imagery can expedite claims handling and property evaluations, its misuse has led to inaccurate decisions, vague notices, outdated or unclear imagery, and a lack of transparency for homeowners. Insurers are reminded to exercise due diligence, avoid relying solely on aerial imagery, and ensure homeowners are informed and provided access to the evidence used in such decisions.

Key Points:

  • Proper Use of Aerial Imagery: Insurers should use aerial imagery as one tool among others, ensuring it is recent, clear, and supplemented by physical inspections when necessary.
  • Transparency and Consumer Rights: Homeowners must be notified if aerial imagery is used in nonrenewal actions, provided copies of the images, and given opportunities to dispute findings or make repairs before further action is taken.
